За десять лет на рынке новостроек старой Москвы цены повышались в два с половиной раза чаще, чем снижались, подсчитали аналитики компании «Метриум», изучив поквартальную динамику средней стоимости квадратного метра за период со II квартала 2016 года по II квартал 2026 года. Периоды падения длились не более трех кварталов подряд, а рост мог продолжаться до двух лет, выяснили аналитики.Цены на новостройки повышались в 24 кварталах, снижались — в течение десяти кварталов за десять лет.
Стабильную динамику (изменение менее 1%) новостройки показывали в течение всего пяти кварталов с 2016 года.Самый продолжительный период непрерывного роста длился шесть кварталов подряд: с III квартала 2020 года по IV квартал 2021 года. За это время средняя цена квадратного метра увеличилась примерно на 33%.Наиболее длительное снижение заняло всего три квартала подряд: с IV квартала 2022 года по II квартал 2023 года, тогда цена сократилась примерно на 4%.Жилая недвижимость в столице воспринимается покупателями и инвесторами как долгосрочный актив, защищающий капитал от инфляции.
