За последние полгода ставки по вкладам снизились с 17–20% до 12–13% годовых. На фоне снижения доходности депозитов частные инвесторы ищут новые способы сохранения капитала, рассказал «Прайму» директор по маркетингу компании October Group Евгений Межевикин.Одной из главных альтернатив классическим вкладам эксперт считает коммерческую недвижимость.
По его словам, наибольшим спросом сейчас пользуются небольшие офисные помещения площадью от 30–35 кв. м.
Ставки аренды на такие лоты показывают стабильный рост. К примеру, ставки на коммерческие помещения в пределах Третьего транспортного кольца (ТТК) в Москве увеличились на 42% за год, в зоне ТТК — МКАД рост составил 17%.
Ставки аренды офисов класса А составляют 30–32 тысячи рублей за кв. м в год, офисов класса B — 23–24,5 тысячи рублей.
По мнению Межевикина, инвестиции в офисную недвижимость выгоднее, чем в жилую. Доходность там выше, а ремонт и обслуживание помещений берут на себя управляющие компании.
Эксперт прогнозирует дальнейший рост интереса частных инвесторов к этому сегменту.«Небольшие офисные лоты могут стать тем самым "замороженным кошельком", который помогает сохранить капитал, защититься от инфляции и получать стабильный доход на длинном горизонте», — считает Межевикин.Спрос на офисные помещения подтверждает и рынок паевых инвестиционных фондов (ПИФов). По данным эксперта, суммарные активы рыночных ЗПИФов недвижимости по итогам II квартала 2026 года выросли на 9,3%, до 1,04 трлн рублей, преимущественно за счет офисного и торгового
